PLANNING FOR SUCCESS: Auction Process

TexTerra will use established procedures to maximize receipts from the sale of your property.
First, a representative of our company meets with you to see what is to be auctioned and to understand your expectations.  We will evaluate the property, then present a proposal that details the auction date, time and location, cost of advertising and other specifics.  When we agree on all the terms and conditions, we initiate a Listing Agreement with TexTerra Realty, L.L.C., representing you as the Broker.  We then follow a time-tested marketing plan.

Based on a mutually agreed upon budget regarding your specific property, we will develop a marketing plan that is not limited to or exclusive of the following:

1.
Dedicated Website:  Your event may be featured immediately on a specifically designed web page maintained by the National Auctioneers Association. This page is available to over 7000 members of the National Auctioneer Association and features an event calendar, how to buy and sell at auction, detailed property information and mortgage information as well as links to the Internet Auction System.
2.
Broadcast Fax/Email:  Approximately four weeks, three weeks and two weeks prior to the event an informational fax and/or email is sent to area brokers, proven buyers and email subscribers located throughout the target market.
3.
Advertising:  Display and classified advertising is typically placed in local and regional newspapers such as the Austin Business Journal, Austin American Statesman, Texas Monthly and the Wall Street Journal.  A published invitation to receive a free brochure better ensures maximum exposure for your property.

4.
Site Signage:  Eye catching, bright “Auction” signs may be placed on the property announcing the date, time and location of the event.
5.
Promotional Brochure:  Color brochures or postcards may be mailed to our mailing list of targeted prospects.  In addition our client services representatives will hand deliver brochures to many local real estate offices.
6.
Property Information Package:  A detailed P.I.P. or Property Information Package may be prepared for distribution to prospects that express a strong interest in your property.  The P.I.P. may contain a survey, flood map, property data, income & expense statements, environmental information, tax bills, title information, terms and conditions.
7.
Property E-Flyer:  An electronic brochure may be emailed to real estate professionals nationwide.
8.
Networking:  Your property may be presented at the local broker forums and sales meetings during the marketing period.
